Multi-Asset Real Estate Modelling School
This intensive five-day school equips participants with the financial modelling and investment analysis skills required to assess traditional and operational real estate assets. It begins with core valuation and discounted cash flow modelling, then applies those techniques to Purpose-Built Student Accommodation (PBSA), Hotels and Data Centres.
Short asset-class introductions at the start of each specialist day establish the relevant commercial and operational context before participants begin the modelling exercises. The programme is practical, Excel-based and structured around exercises, case studies and investment recommendations.
Progress is assessed through practical model builds, sensitivity and scenario exercises, case study outputs and concise investment recommendations. By the end of the programme, participants should be able to build and analyse robust investment models across multiple real estate sectors, identify key risks and value drivers, and support investment decisions with clear financial evidence.
Learning Outcomes
- Build and audit real estate cash flow models using recognised Excel modelling practices.
- Value and appraise property investments using DCF, NPV, IRR and equity return measures.
- Analyse the effect of leasing structures, operating assumptions, debt and market inputs on investment performance.
- Use sensitivity and scenario analysis to evaluate risk and identify the principal value drivers.
- Adapt core modelling techniques to the sector-specific cash flows of PBSA and Hotels.
- Explain the investment characteristics, operational drivers and principal risks of Data Centres.
- Formulate and present evidence-based investment recommendations.
